How many villas are there in Frimley Village?
There are a total of 66 villas, 20 of which are single villas and 23 are duplex. All on a single level so no stairs to worry about. There is a mix of single and double garages, and two or three bedrooms.

Is Frimley Village a retirement village?
No, Frimley Lifestyle Village is registered under the
Unit Titles Act 2010 and not the Retirement Villages Act of 2003.

If I sell can I choose the real estate agent I wish to go with?
There is a legally binding encumbrance on all villas stating Frimley Lifestyle Village Limited, the village developer, retains the right to market villas as they come up for resale.  Frimley Lifestyle Village Limited has assigned that responsibility to Tremain Real Estate and it is agreed that the commission shall be fixed at 3%, including GST, apart from any additional marketing costs you may agree to.

Does the Village have a long-term maintenance fund?
Yes, this is a fundamental requirement of the Unit Titles Act. In Frimley Lifestyle Village’s case, a fund has been established and is continuing to be built to manage planned maintenance for the next thirty years. This fund is sourced from the Body Corporate Fee.

What is deferred maintenance and does Frimley Village require it?
Frimley Lifestyle Village does not have a Deferred Maintenance Charge. Deferred maintenance is a charge made by retirement villages using the licence to occupy model to pay for the refurbishment of your villa when you leave.  Depending on the village and how long you have been there it can be as much as 30% of your original purchase price.  

Are there any village rules?
Yes, as a requirement of the Unit Titles Act 2010 our village is required to adopt a set of Operational Rules which are legally binding on all owners.

Is there a Village Manager?
Yes, there is a Village Manager who is available during business hours and after hours if it is urgent. The Manager takes care of all the general maintenance such as lawns, villa windows, and so on as well as assisting the residents where possible. It is the village manager’s responsibility to manage the village so if there is a matter you need assistance with then that is your contact point.

Do the villas have en-suite bathrooms?
Yes, the villas have ensuite bathrooms and a guest bathroom.

Which power company does the village use?
The choice of who supplies you with electricity is entirely your decision. 
All villas have been equipped with smart meters. 

Can I have friends or family to stay?
Yes, you are welcome to have friends or family come to visit and spend some time with you.

Have there been any water tightness problems?
No, there have been no cases of water tightness issues and due to the construction systems used it is unlikely any will arise.

Can I bring my dog or cat?
Yes, you may have a small dog or a cat and they can be replaced upon their demise. There are rules around dogs, for example, they must be on a short lead whenever outside your property and they must not cause disturbance to the other residents.

I enjoy gardening, can I do that?
Yes, unlike a retirement village where having a garden can be quite restricted, at Frimley you can potter to your heart’s content. There are rules around things like hedges and trees, they aren’t allowed to get too big but other than that provided it is reasonable you may do what suits you.  

Am I allowed to have solar panels?
Yes you can and several residents already have done so with good results, but again approval must be obtained before installing.

How old is the village?
Construction was completed and occupied by May 2019.

Can I rent out my villa?
Yes, you can rent your villa but you may not enter into short-term arrangements such as Air BnB. It is the responsibility of the owner to ensure all requirements are adhered to by the tenants, including any age restrictions.

Can I mortgage my villa?
Yes, you have a freehold title and therefore are free to use your property as collateral. Your only requirement is you need to advise the Body Corporate of any arrangement so they can comply with insurance requirements.

Is there a Body Corporate Fee?
Yes, there is a weekly charge paid four weeks in advance to cover the cost of insurance, long-term maintenance, the village manager, and any other incidental costs incurred.

Is my villa insured?
Yes, the Body Corporate Fee includes the cost to insure the entire village but that does not include your contents insurance. Unfortunately, insurance premium costs are becoming prohibitive. The good news is by insuring in bulk the cost per villa is several hundred dollars less than it would otherwise have been.

When is the AGM?
Traditionally the Frimley Village AGM is held in the month of May with the financial year being April/March.

Are there any age restrictions?
Yes, to be a resident, either as an owner or a tenant living in the village, one of you must be over 55 years of age. 


Are the gates closed at night?
Yes, the main gate to Matariki Avenue is closed between 9:30pm and 5:30am each day. Residents are supplied with a remote control token to gain access as needed.

Can I get fibre optic internet connection?
All villas have fiber optic cable available and most have had it connected.

What are the risks of flooding associated with Frimley Village?
While one can never be sure about the risks of flooding, Cyclone Gabrielle showed the village was not exposed.  Neither is it exposed to a tsunami due to the distance from the coast. 

Can I park my caravan or motorhome?
Unfortunately, no provision has been made to park recreational vehicles such as caravans, motor homes, trailers, or boats on site. There are facilities in the region for that at a modest rental.

Am I allowed to make changes to my property?
Within the restrictions as outlined in the Village’s Operational Rules, you may make changes. The restrictions apply mainly to the shape and size of trees and hedges, structural changes to your villa or external additions or the installation of sheds, trellises, or similar fixtures. Any exterior changes to your villa proposed must be approved by the Body Corporate Committee.
